Throughout the movie, Arnel screws Sal, the new tenant in the apartment across his uncle's auto shop several times. It turns out that she is also the new professor in his class. She is married but her husband cheated on her and she is in the process of getting him to sign the annulment papers.
Meanwhile, Janel, Arnel's girlfriend and classmate, also has lesbian sex with Sal (38:15, 40:26). You will have to watch the movie on how it leads to that and what Janel's ultimate goal is.
